Home Inspections

A home inspection is a professional consulting service that determines the present condition of the home’s major systems, based on a visual non-destructive inspection of accessible features. Home Inspectors focus on the performance of the systems that make up a home (listed below), rather than cosmetic, building code, or design issues.

  • Roofing: covering, flashings, chimneys
  • Exterior: drainage, siding, decks, stairs, walkways, windows, doors
  • Interiors: rooms, walls, ceilings, railings, windows, doors, built in appliances
  • Structural: crawl spaces, attics, exposed framing, foundations
  • Plumbing: toilets, sinks, water lines, waste lines, water heating
  • Electrical: wires, plugs, lights, panels
  • Heating and Air Conditioning: furnaces, heat pumps, fireplaces
  • Insulation and Ventilation: vapour barrier, insulation, vents
  • Garage or Carport: structural, roofing, electrical, interior
  • Woodstoves or Wood burning fireplaces will require a WETT Inspection by a qualified WETT inspector
  • Septics and Wells will require a septic and well specialist seperate from the home inspection

Buyer’s Inspection

During a Buyer’s Inspection, the home will be inspected for any damages and the age and condition of all systems and components will be noted. Upon receiving the report, buyers can request that the seller address certain issues before closing the deal. Book Now!

A Seller’s Inspection helps sellers determine what problems in the home should be repaired before putting it on the market. By making repairs ahead of time, sellers strengthen their negotiating power. Book Now!

New Construction Inspection

It is possible for issues in construction to go unnoticed by builders. A New Construction Inspection is completed before a final walkthrough with your builder and includes a two hour follow up BC Home Warranty Inspection, 10 months after the new home warranty starts. BC Home Warranty Inspection

Many new homes are sold with a home warranty from the builder which protects the homeowner from having to pay for defects in construction. A home inspection for these defects before the deadline for the warranty has passed can save owners money and stress down the line.  While the warranty states years 2-5-10, some defects must be reported before 12 months to qualify. Re-Inspection

After a Home Inspection is completed, sellers may make certain repairs as they move towards closing the deal. Afterward the repairs, a re-inspection can be scheduled during which the quality and completeness of the repair work is evaluated. Book Now!
