Home Inspections

A home inspection is a professional consulting service that determines the present condition of the home’s major systems, based on a visual non-destructive inspection of accessible features. Home Inspectors focus on the performance of the systems that make up a home (listed below), rather than cosmetic, building code, or design issues.

  • Roofing: covering, flashings, chimneys
  • Exterior: drainage, siding, decks, stairs, walkways, windows, doors
  • Interiors: rooms, walls, ceilings, railings, windows, doors, built in appliances
  • Structural: crawl spaces, attics, exposed framing, foundations
  • Plumbing: toilets, sinks, water lines, waste lines, water heating
  • Electrical: wires, plugs, lights, panels
  • Heating and Air Conditioning: furnaces, heat pumps, fireplaces
  • Insulation and Ventilation: vapour barrier, insulation, vents
  • Garage or Carport: structural, roofing, electrical, interior
  • Mobile Homes:  Due to the complexity of these buildings, inspections take longer and cost more
  • Woodstoves, Wood Fireplaces: WETT Visual Inspection for insurance may be able to be completed during the inspection
  • Perimeter Drains, Septics, Wells, Water Filtration, Irrigation, Wood Burning Furnaces will require specialist separate from the home inspection

WETT Wood Fireplace Insurance inspections: Site Basic Visual ~ $275 per unit during a home inspection,  ~ $425 if separate from a home inspection
** Some fireplaces require a more complex inspection that a WETT Visual.  Pam may recommend an alternative WETT inspector.

Strata, Maintenance, Partial, Renter, Infrared Inspections

There are several reasons why a home, strata complex or commercial building needs an inspection.  Pam can adjust each inspection as needed. Common requests include attic or crawlspace inspections for outstanding maintenance issued, infrared scans for missing insulation and energy loss, inspecting after a contractor repair, helping local that annoying humming noise, and renters inspections to document the current building condition.  This group of inspections is only available to the current homeowner or renter listed on a lease agreement.  Call or Email for more information!

New Home Inspection

A home is a big project and you may need help to wrap up the small details.  It is common for multiple issues to be overlooked in the last stages of a build. Common issues include mold in attics and crawlspaces, construction debris left in crawlspaces, ducting in attics not connected, and other important items that you will want to know about. New Home Inspections are ideally completed before the home is 12 months old. For homes still under construction, the inspection also includes a one hour follow up inspection 10 months after your new home warranty starts.  A new home inspection can save you money and stress.
